An Arizona Beneficiary Deed allows the owner of the property to record a deed that will transfer title at the death of the property owner.

A Beneficiary Deed may also avoid the probate process, providing the beneficiary survives the Grantor.  This may not be the right choice if the beneficiary is a minor or due to creditor problems.
